The Naya Pakistan Housing Programme was once the country’s most talked-about housing promise. Launched in 2018, it aimed to build millions of affordable homes and flats across Pakistan. Many families registered their interest at the time and still ask the same question today: can I apply now, and what happened to my old registration?
This update gives the honest position in 2026. The programme is not accepting new registrations, and much of its work stalled under the previous government. Here is what the programme was, where things stand, and what former applicants and Punjab families can sensibly do next.
What the Naya Pakistan Housing Programme Was
The programme, often shortened to NPHP, was a federal housing initiative launched in 2018. Its central promise was large-scale construction of affordable housing for low and middle-income Pakistanis, with homes and apartments planned in cities across the country.
It was run through the Naya Pakistan Housing and Development Authority, known as NAPHDA, which was created to coordinate the effort. Registration drives were held so families could express interest, and a number of housing projects were announced or started under the programme’s umbrella in different parts of the country.
For many families, registering felt like joining a queue for a home. In practice, the supply of completed, allotted homes was always far smaller than the number of people who registered, even while the programme was active.
The Status in 2026: No New Registrations
As of 2026, the Naya Pakistan Housing Programme is not accepting new registrations. There is no open application window, no fresh registration form, and no new phase announced through official channels.
The programme’s projects stalled under the previous government, and housing policy at the federal level has since moved on. This means any website or social media post inviting you to “register now” for Naya Pakistan Housing in 2026 is not describing a real, open process. Be especially careful if such a page asks for a fee, your banking details, or copies of your documents.
It is also worth knowing that no separate active federal scheme called a “PM Apna Ghar Housing Loan Scheme” replaces it in 2026. The older federal markup-subsidy home loan scheme run through the State Bank was suspended years ago as well.
What Existing Applicants Should Do
If you registered under NPHP in the past, your realistic options are limited but clear. First, keep your original documents safe: your CNIC, any registration slip or acknowledgement, and any allotment or payment record connected to a specific project. These papers are your only proof if a project connected to your registration is ever revived or settled.
Second, follow official notices rather than rumours. Any genuine development about a stalled project would come through NAPHDA or the relevant provincial development authority linked to that project. Check those official channels from time to time instead of relying on forwarded messages.
Third, do not pay anyone who claims they can “reactivate” your old registration or move your name up a list. No agent has that power, and inactive programmes are a common cover for fraud.
Finally, be realistic about timelines. If a project connected to your application was left incomplete, its future depends on government decisions and funding that have not been announced. Planning your family’s housing around a possible revival is risky. If you have land of your own, it is wiser to explore a scheme that is currently disbursing money, such as the Punjab programme described below, than to wait indefinitely for an old registration to move.
If You Live in Punjab: The Programme That Is Working
Families in Punjab who own a small plot have a live alternative. The provincial programme Apni Chhat Apna Ghar, launched in August 2024, gives interest-free loans of up to Rs 1.5 million to eligible families to build on their own land, commonly up to 5 marla in urban areas and 10 marla in rural areas.
Applicants generally need to be Punjab residents with a CNIC, own the plot, not own a house, have a PMT score of up to 60, and not be bank defaulters. Applications are made through the official portal, acag.punjab.gov.pk. According to the Punjab Housing Minister’s October 2026 figures, the programme had already supported more than 217,000 families — a useful reminder to put your effort into schemes that are verifiably running.
